- A below-ground restaurant, bar, and/or entertainment venue. There's just something special about entertainment under ground. Remember when Spaghetti Works was in the basement? The atmosphere was much neater than it is today.
- Quality student housing. I'm not talking party central here, but quality housing options including lofts.
- Rooftop reception and party space, perhaps with an attached top-floor restaurant.
- Some sort of a connection with the nearby civic plaza at 13th and P.
- A three- or four-screen second-run theater. Hey, why not?

I would like to see a large, indoor plaza that is a combination food court and study area with wireless internet. Sounds weird, but I have seen it work before. That would make sense. After all, if you are going to have all that office space, there need to be more food options. Students and others could go there to hang out, read, surf the net on their laptops, etc.
Also, I would looooove to see a branch of hotbreads too. A newspaper or magazine stand would be great too. There was something like that a few years ago in downtown, but it folded.
Really, I would like to see anything there. Just as long as that %#&%$! Wendy’s gets off that corner!
I really like all of those ideas, especially the underground restaurant/entertainment idea.
